Who does basement waterproofing in Toronto: what 384 contractor records show

WaterproofingIndex keeps 384 company records for Toronto and the wider GTA, organised into 59 areas and 8 service categories. The areas split into 41 neighbourhoods, 11 cities and 7 districts. Each figure on this page is calculated from that record set instead of estimated, and the reason for writing it down is that a directory ought to describe its own contents truthfully.

What it is not is a study of the Toronto waterproofing sector. It is a snapshot of what can be found and what gets listed. Businesses without a Google Maps profile do not show up, and none of this has been checked over the phone. Treat the figures as a description of the index, not of the trade.

The single most helpful fact in the entire set is the difference between the names the site gives these companies and the names Google Maps gives them. Google calls 163 of the 384 a waterproofing service. It calls 122 of them a plumber. Next come construction company at 25, concrete contractor at 18, general contractor at 11, drainage service at 10, contractor at 8, water damage restoration service at 6, masonry contractor at 4 and excavating contractor at 3. Those ten names cover 370 of the 384 records.

That division matches the way the work is really split up. A sump pump and a backwater valve belong to plumbing, and Toronto requires a plumbing or drain contractor licence for subsidy eligible work on them. Excavation, membrane and weeping tile replacement fall under excavation and construction. Crack injection is a separate specialism. One company calling itself a full service basement waterproofer might have begun in any one of those trades.

The practical result is that the label only hints at what a company mainly does. Ask the company what licence it holds and what scope it is quoting.

Totalling the 8 categories yields 608 company placements spread over 384 companies, since one company may appear in several. For basement waterproofing, the index lists 225 companies, and for sump pumps and backwater valves it lists 160. Foundation repair accounts for 83, underpinning and basement lowering for 59, weeping tile and drainage for 42, crawl space waterproofing for 18, basement walkouts and entrances for 14, and foundation crack injection for 7.

The overlap is not evenly distributed, and the site tracks it. Crawl space waterproofing falls 94.4 per cent within basement waterproofing, while foundation crack injection falls 85.7 per cent within foundation repair. In both instances almost every company in the smaller group is already part of the larger one, so giving them separate hub pages would create two pages that list nearly identical companies. Both are folded into their parent page instead.

Their site publishes six categories separately. Foundation repair shares 74.7 per cent of its scope with basement waterproofing, the biggest hub, which is the worst overlap. Underpinning and basement lowering overlaps by 67.8 per cent, weeping tile and drainage by 59.5 per cent, basement walkouts and entrances by 50.0 per cent, and sump pumps and backwater valves by 40.6 per cent.

Sump pumps stand out here. This category ranks second in size with 160 businesses, yet only 40.6 per cent of them appear on other lists, which tells you plumbers form a population genuinely distinct from excavators. If you want a pump and a valve, you are working from a different list than if you need a wall excavated, even though both lists sit on the same site.

The twelve areas with the greatest number of companies are Mississauga at 34, Islington City Centre at 28, Vaughan at 16, Oakville at 16, Burlington at 16, Leaside at 14, Don Mills at 13, Scarborough Town Centre at 13, Mimico at 12, Markham at 11, Whitby at 11 and The Junction at 9.

That is a spread of locations across the suburbs and western parts of the city, and it shows where a business that depends on a truck, a trailer and space for an excavator can manage its operating costs. It does not chart where the water issues sit.

The gaps are the more informative part. This site lists 59 areas, and 10 of them have no company at all: Cabbagetown, Davisville, Distillery District, High Park, Lawrence Park, Liberty Village, Riverdale, Rosedale, Scarborough and St. Lawrence. Many of those are precisely the older Toronto neighbourhoods with the deepest pre war foundations and the tightest side yards, which creates the access issue that tacks a hand dig surcharge onto an excavation quote.

A blank area page does not mean no one works in that neighbourhood. Waterproofing teams drive all over the GTA, and a firm located in Mimico takes jobs in Riverdale. It means no business in this index lists that neighbourhood as its own address, so the correct way to search an area with no entries is by the closest area that has companies, not by the postal code.

Out of the 384 companies, 371 show a Google rating. For those 371 companies the average sits at 4.85, the midpoint is 5, and the spread goes from 2.3 to 5. State that sample size plainly any time the mean comes up, since it is the figure that counts.

A mean of 4.85 and a median of exactly 5 says nothing about quality. It shows what Google review distributions look like in a trade where most reviews are requested after a finished job. When nearly every company lands between 4.7 and 5.0, the rating cannot tell them apart, and sorting by it alone sorts by rounding.

Review count sets them apart a bit more, and the spread is highly uneven. The 371 rated companies hold 46,647 reviews in total, but the median firm has 41 and the single biggest count is 2,817. A firm with 2,817 reviews and a firm with 41 have both secured their 4.9, and one of them has secured it roughly seventy times over.

Thirteen businesses have no rating whatsoever. That does not count against them. It typically indicates they are recent on Google Maps or do not request reviews.

A directory should make its own missing data visible. Of the 384 entries, 380 list a phone number, 368 list a website, 371 carry a rating and a review count, 346 list a street address, and all 384 include coordinates. Not one of them, zero out of 384, has an email address on file.

That final point is a practical limitation, not a measured figure. The directory offers no email route to these firms, so any first contact begins with a phone call or a form on the company's own website.

The index has always lacked the details people need when they decide who to hire: licence status, years in business, employee count, warranty terms, completion or timeline data, and prices are all absent. It has never gathered a quote. Every dollar figure on this site comes from a published Canadian cost guide, and that guide is named in the same sentence.

For Toronto work this deserves plain talk, since the City's subsidy depends on licence class. A Plumbing Contractor (T94), a Plumbing and Heating Contractor (T92) or a Drain Contractor (T87) can carry out all four types of subsidy eligible work, but a Building Renovator (T85) appears only for sump pump work and pipe severance and capping. This index does not show which of those a company holds. The City's Business Licence Lookup does, and the City states that funding will be denied for work done by an unlicensed contractor.

Use it to narrow the field, not to choose a contractor. The three jobs it handles well are telling you who is close by, telling you what Google believes they chiefly do, and telling you how many reviews they have rather than only how well they are rated.

Then check the shortlist with an outside source. Confirm the City of Toronto licence yourself. Obtain three written quotes against one written scope, since published GTA ranges for the identical job vary by thousands and the City itself advises at least two quotes plus references before you hire. Request the warranty period, the transferability and the exclusions in the document, not in the conversation.

A directory that said which of these 384 companies is best would be making up the answer. This one can tell you who to call.
